Bank Statement Income Calculator
Type 12 or 24 monthly deposit totals and get an estimate in seconds. When you're ready, upload the statements and StatementReady reconciles every deposit to the cent and builds the worksheet and Evidence Pack.
Estimate qualifying income from deposits
Your numbers
Months in the average
Enter each month's total deposits from the statements. Use the statement period, not the calendar month, if the bank's cycle runs mid-month.
For 4-weekly or biweekly statements, the worksheet splits deposits by date, so your total can differ slightly from adding up each statement.
Transfers between the borrower's own accounts, refunds and other deposits you leave out.
Required. Enter 0 if no expense factor applies.
Borrower's share of the business.
The lender's tolerance for a drop from the first half of the months to the second half. Leave blank to see the change without a flag.
Large-deposit checker (50% test)
Loan purpose
Leave blank and the check runs on the estimate above, or doesn't run without one.
Deposits to test
Large-deposit check not run: enter qualifying monthly income
Threshold = half of the monthly income entered; a deposit equal to the threshold is not over. Transfers between the borrower's own accounts, refunds, tax refunds and returned items are not tested (same rule as the app). Not affiliated with or endorsed by Fannie Mae.
From estimate to a reconciled worksheet
The calculator uses the totals you type. Upload the statements and StatementReady reads every deposit, ties each statement to its printed balances to the cent, and applies the same math shown above.

Questions
How is bank statement income calculated?
Counted deposits for each month in the window are added up and divided by the number of months. Ownership and then (1 − expense factor) are applied to that average.
Should I use 12 or 24 months?
Use the number of months the lender's program asks for. The calculator averages whichever you pick. Over 24 months a growing business averages lower than its latest year, and a shrinking one higher.
What does the expense factor do?
It takes the business's expenses out of the deposits. A 50% factor counts half of the average; 0% counts all of it. The calculator has no hidden default: you enter the factor.
How is ownership applied?
The average is multiplied by the borrower's ownership share, before the expense factor. In the app, ownership applies to business programs and, if your brokerage turns it on, to personal ones.
What is the 50% large-deposit test?
A deposit over half of the monthly income is a large deposit to source with a letter of explanation. A deposit equal to the threshold is not over. The flag doesn't change whether the deposit is counted.
Are the numbers I type stored?
No. The calculator runs in your browser. The numbers you type aren't sent or stored.
Is this an underwriting decision?
No. It's an educational estimate from the numbers you typed. The lender's guidelines and underwriter make the final call.
How is this different from uploading statements?
The calculator trusts the totals you type. When you upload the statements, StatementReady reads every deposit, ties each statement to its printed balances to the cent, and shows you which deposits it counted.
Ready for the real statements?
Upload 12 or 24 months of PDFs. Every statement is checked to the cent.
Reconciled means the transactions add up to the printed balances. It doesn't confirm that each deposit is eligible income. StatementReady assists your review and doesn't make underwriting decisions.
