How Many NSFs Are Allowed on a Bank Statement Mortgage?

This is general information for education only. It isn't lending, underwriting, credit, legal or tax advice. Program rules vary by lender and change over time; check your lender's current guide. You and the lender make every lending decision.
Short answer: there's no single number. On non-QM bank-statement programs, the published limits we found range from 3 to 6 in the most recent 12 months, counted as occurrences in most of these documents and as instances in REMN's, and several programs allow more when the most recent three months are clean. How the occurrences are counted matters as much as the limit.
This guide compares six published program documents. For a step-by-step way to count NSFs on a file, see NSF Counter for Bank Statement Loans.
The examples below are quoted from specific lender documents as published on the date checked. They aren't universal rules, and wholesale (broker) guidelines can differ from correspondent guidelines at the same company. Always use the current guide for your program.
Published NSF limits, side by side
| Program document | Look-back | Limit as published |
|---|---|---|
| Arc Home, Wholesale Lending Announcement 26-003 (effective for loans registered on or after Feb 6, 2026) [1] | Most recent 12 months | 1+ occurrences in the most recent 3 months: up to 3 in 12 months. 0 in the most recent 3 months: up to 5 (Edge) or up to 6 (Access) in 12 months. |
| Plaza Home Mortgage, Solutions Non-QM 1 Product Snapshot [2] | Most recent 12 months | 1+ in the most recent 3 months: up to 3 in 12 months. 0 in the most recent 3 months: up to 5 in 12 months. |
| Newfi Correspondent, Delegated Plus NQM Product Matrix (effective Jan 13, 2025) [3] | Most recent 12 months | "1 / 3 / 3" and "0 / 3 / 5" (same structure as above) |
| Non-QM Bank Statement Matrix hosted by Neptune Wholesale (pages dated 8/12/2026) [4] | 12 or 24 months of statements | With a satisfactory written LOE, a maximum of 3 NSF instances with 12 months of statements and 6 with 24 months |
| REMN Wholesale, Access Program Quick Guide, bank statement (revised May 4, 2026) [5] | 12 or 24 months of statements | A maximum of 6 "instances" with 12 months of statements and 12 with 24 months |
| Bank Statement product sheet (© 2025 Silver Hill Capital) [6] | Last 12 months | No more than 3 NSFs |
Two patterns stand out:
- The "recent three months" test. Arc Home, Plaza and Newfi all set a lower limit (3) when there's any NSF in the most recent three months, and a higher one (5 or 6) when those three months are clean. [1][2][3] On the count alone, a file with older NSFs and no NSF in the most recent three months is measured against the higher 12-month limit in these documents, while one recent NSF makes the lower limit apply. The lender makes the lending decision.
- 12 vs 24 months. Where a program states a 24-month limit, it's double the 12-month limit in these documents (3 and 6; 6 and 12). [4][5]
What changes the count
The same statements can produce different counts under different programs. Check each of these against your program:
What counts as an NSF. Arc Home defines an NSF/overdraft as the bank "accepting a withdrawal which results in the account going into the negative and a fee is charged, or when a check/ACH is presented but cannot be covered by the balance in the account 'bounced check' and a fee is charged." [1] Plaza's list also includes a declined transaction and any transaction that results in a negative balance. [2]
Same-day occurrences. Arc Home, Plaza and Newfi count multiple NSFs or overdrafts on the same day as one occurrence. [1][2][3]
Occurrences vs instances. REMN counts "instances": "An instance is defined as one time that an account is overdrawn and subsequently brough[t] current. One instance may have multiple NSFs." If the account is brought current and goes negative again, that's a second instance. REMN adds that "a significant number of NSFs in a single instance will be subject to scrutiny." [5]
Overdraft protection. Treatment varies by document, and every exclusion below has conditions:
- Arc Home doesn't count "Protected Overdrafts, where the borrower has sweep protection from another account or where the financial institution allows the account to go negative and does not charge a fee." [1]
- Plaza lets you exclude occurrences covered by a pre-arranged link to a savings account or line of credit, if the linked account's statements meet its conditions. [2]
- Silver Hill doesn't count linked-account or same-bank line-of-credit overdrafts toward its limit "as long as the account does not reflect a negative balance." [6]
- The Neptune-hosted matrix permits overdraft protection "as long it does not reflect a negative balance and no more than 3 have occurred." [4]
- REMN goes the other way on credit: "The use of a line of credit or credit card accounts to cover overdrafts is considered an NSF." [5]
Reversed fees. Arc Home doesn't count reversed or refunded NSFs. [1]
Letters of explanation. Arc Home requires an LOE from the borrower for all NSFs in the most recent 12 months. [1] Silver Hill requires a satisfactory LOE for NSFs and overdrafts [6], and the Neptune-hosted matrix states its limit "with a satisfactory written letter of explanation." [4]
What if the file is over the limit?
Some programs allow exceptions. Plaza's snapshot says exception requests "must include a letter of explanation from the borrower outlining the reason for the occurrences and an explanation of how and when the issue leading to the occurrences was rectified," plus compensating factors from the underwriter. [2] Whether an exception is available, and what it takes, is the lender's call.
If the count is over one program's limit, compare how other programs count before you assume the count is over every program's limit. A program that counts instances, excludes reversed fees, or only applies its lower limit to recent NSFs may count the same statements differently.
A quick pre-submission check
- Pick the program first. The limit and the counting rules come from it.
- Count NSFs per account and month, applying that program's same-day, instance and overdraft-protection rules.
- Count separately for the most recent three months and the most recent 12 (or 24) months.
- Compare both counts with the program's limit.
- Collect the borrower's LOE (and linked-account statements if you're excluding protected overdrafts) before you submit.
FAQ
Is there a standard NSF limit for bank statement loans?
No. The published limits in this guide range from 3 to 6 in 12 months — as occurrences in most of the documents and as instances in one of them — and the counting rules differ. Use your program's guide.
Do multiple NSFs on the same day count as one?
In the Arc Home, Plaza and Newfi documents, yes. Check your program; some count instances instead. [1][2][3][5]
Does overdraft protection count as an NSF?
Often not, if it's covered by a linked account and meets the program's conditions. One program counts overdrafts covered by a line of credit or credit card as NSFs. [5]
Do I need a letter of explanation for NSFs? Several programs require or condition their limits on one. Arc Home requires an LOE from the borrower for all NSFs in the most recent 12 months; Silver Hill requires a satisfactory LOE for NSFs and overdrafts, and the Neptune-hosted matrix states its limit with a satisfactory written letter of explanation. [1][4][6] Check your program for the scope it requires.
