Loan purpose

Required. Freddie Mac's test has no fallback to a calculated figure.

Only when assets are used to repay obligations: the Guide 5307.1 figure from the lender. Leave blank otherwise.

Add it, and each deposit's date, to apply the 60-day look-back.

Deposits to test (enter only the unverified part)

Threshold = half of the qualifying income plus any qualifying asset amount you entered; a deposit equal to the threshold is not over. Not affiliated with or endorsed by Freddie Mac.

How Freddie Mac calculates income

Freddie Mac's Guide bases a self-employed borrower's income on federal tax returns, not on an average of bank-statement deposits. The Seller documents the calculation on Form 91, Income Calculations, or a similar alternative form, such as the Freddie Mac Income Calculator Certificate.

Business bank statements play a supporting role: for example, a review of at least the most recent three months when the latest tax returns aren't available yet, or one month's statement as an alternative way to verify that the business exists.

Freddie Mac's own free Freddie Mac Income Calculator calculates wage, self-employed and rental income from paystubs, W-2s and tax data. Use it, or the lender's tools, for the income figure.

When Freddie Mac requires a large deposit to be sourced

A large deposit is any single deposit exceeding 50% of the sum of the total monthly qualifying income and, when assets are used to repay obligations, the qualifying asset amount from Guide Section 5307.1.

For purchase transactions, the Seller documents the source of a large deposit whose funds are needed to meet the loan's qualifying requirements when it was made no more than 60 calendar days before the Application Received Date, on or before the Note Date, and is shown on documentation in the file.

When a deposit is part verified and part unverified, only the unverified part counts toward the test. A deposit whose source is clearly identified, such as a direct payroll deposit or a tax refund shown on the tax returns in the file, needs no more documentation.

On any loan, purchase or refinance, an unverified deposit used to pay off or pay down debt to meet the qualifying ratios must be sourced.

It doesn't confirm that each deposit is eligible income.

Freddie Mac vs Fannie Mae on large deposits

Threshold base
Freddie Mac: monthly qualifying income plus the Section 5307.1 qualifying asset amount, when assets are used. Fannie Mae: monthly qualifying income only.
Look-back
Freddie Mac: deposits no more than 60 calendar days before the Application Received Date. Fannie Mae: large deposits on the bank statements used (typically the most recent two months).
Refinance
Both: no large-deposit sourcing on a refinance. Freddie Mac still requires the source of an unverified deposit used to pay down debt to meet the qualifying ratios.
Business accounts
Freddie Mac: large-deposit documentation isn't required when the Seller reviews at least two months of business statements and finds the deposits typical for the business.

Questions

Does Freddie Mac calculate income from bank statements?

Not for self-employed borrowers. Freddie Mac's Guide calculates their income from federal tax returns on Form 91 or a similar form, such as the Freddie Mac Income Calculator Certificate. Business bank statements support that review.

Is this the Freddie Mac Income Calculator?

No. The Freddie Mac Income Calculator is Freddie Mac's own free tool. This page explains the Guide's rules and checks deposits against the large-deposit rule. StatementReady is not affiliated with Freddie Mac.

What is a large deposit for Freddie Mac?

Any single deposit exceeding 50% of the total monthly qualifying income plus, when assets are used to repay obligations, the Section 5307.1 qualifying asset amount. A deposit equal to the threshold is not over.

Which deposits does Freddie Mac require me to source?

On a purchase, a large deposit whose funds are needed to meet the loan's qualifying requirements, made no more than 60 calendar days before the Application Received Date and on or before the Note Date. On any loan, an unverified deposit used to pay down debt to meet the qualifying ratios.

How is this different from the Fannie Mae 50% test?

Fannie Mae's base is the monthly qualifying income only. Freddie Mac adds the qualifying asset amount when assets are used, and limits sourcing to deposits within 60 days before the application.

Are the numbers I type stored?

No. The calculator runs in your browser. The numbers you type aren't sent or stored.

Is this an underwriting decision?

No. It's an educational estimate from the numbers you typed, for brokers and loan officers. The lender's guidelines and underwriter make the final call.

Upload the PDFs and every statement is tied to its printed balances to the cent, with large deposits flagged for review.

Reconciled means the transactions add up to the printed balances. It doesn't confirm that each deposit is eligible income. StatementReady assists your review and doesn't make underwriting decisions.
