Bank Statement vs 1099 vs P&L: Picking the Alt-Doc Program That Fits the Borrower

Oct 16, 2026 · Varaxon Technologies LLC d/b/a StatementReady

This is educational, not underwriting guidance. Rules below are quoted from specific lender documents as published when checked. Always use the current guidelines for your program.

Non-QM lenders offer several ways to document self-employed income without full tax returns. Arch Mortgage Funding's quick reference lists bank statements, IRS Form 1099, written verification of employment and asset depletion as alternative documentation. [1] Plaza's alt-doc options include bank statements, a CPA- or Enrolled Agent–prepared P&L, 1099s and asset utilization. [2] Angel Oak lists P&L statements and a 1099 option alongside bank statements. [3]

Picking the right one can change qualifying income a lot. Here's how three compare. (Bank-statement math is covered in articles 01, 06, 07 and 08.)

1099 programs

  • Silver Hill program sheet: 1099 income is permitted for borrowers earning 100% commission or for independent contractors. One or two years of 1099s or 1099 transcripts, a 10% expense factor, and the 12- or 24-month average of the 1099 totals less that factor. YTD documentation is required to support continued receipt from the same source. [5]
  • Newfi correspondent matrix (eff. Jan 13, 2025): designed for contractors with minimal expenses who receive one or more 1099s a year, and not intended for owners with employees, inventory, offices or retail locations. Options are a 10% expense ratio or a third-party expense statement or P&L with a minimum 5% factor. YTD earnings must be shown with a paystub or bank statements (YTD or 4 months, whichever is less), and must be within 15% of qualifying income. [6]
  • Angel Oak: a 1- or 2-year 1099 history from a single source. [3]

Why it matters: a 10% factor on 1099 income versus a 50% factor on the same money in a business account is a big difference. For a contractor with low expenses, 1099 can qualify much higher.

CPA P&L programs

  • Newfi's CPA P&L program: a P&L covering the most recent 12 months prepared by the borrower's CPA; qualifying income starts from the P&L net income divided by 12. Two months of recent business statements must support it, with average deposits no lower than 85% of the P&L's monthly average gross income. The P&L must be signed and dated by the CPA and borrower, the borrower must own at least 50%, and maximum LTV/CLTV is 80%. [6]
  • Plaza: P&L documentation (12 or 24 months, prepared by a CPA or Enrolled Agent) carries overlays on its matrices, such as a 680 minimum score and lower maximum LTVs on some transactions. [2]

Why it matters: a P&L reflects actual expenses, so a lean business can qualify above the 50% fixed factor. The trade-off is often tighter LTV and credit terms.

Worked example (illustrative numbers)

An independent consultant receives $180,000 a year on 1099s from two clients and deposits it all into one account, with very low expenses. Assume a 12-month look-back and 100% ownership.

ProgramCalculationMonthly income
Business-account bank statement, 50% factor$180,000 × 50% ÷ 12$7,500
1099, 10% factor$180,000 × 90% ÷ 12$13,500
CPA P&L showing $150,000 net$150,000 ÷ 12$12,500

Same borrower, a $6,000-a-month spread. Eligibility rules (single source, ownership, LTV) decide which is actually available.

How to choose

  1. Where does the income come from? A few 1099 payers points to 1099. Many customers points to bank statements.
  2. How high are real expenses? Low expenses favor 1099 or a P&L. High expenses mean the 50% factor may be generous.
  3. Does the borrower have a CPA who prepares their returns and will sign a P&L or expense letter?
  4. What LTV and credit score does the deal need? P&L programs may be tighter.
  5. Run the numbers more than one way before picking.
