"How long have you been self-employed?" is one of the first questions on a bank-statement file. Two years is the common standard, but some programs go shorter with tighter terms. And "self-employed" itself has a definition that can surprise borrowers who own only part of a business.
Who counts as self-employed
Bank-statement programs are built for self-employed borrowers. Plaza says bank-statement income documentation is available "for self-employed borrowers only." [1] Definitions vary:
- Silver Hill program sheet: a self-employed borrower is anyone with 25% or greater ownership in a business. At least one borrower must get 51% or more of their qualifying income from self-employment. [2]
- Newfi correspondent matrix (eff. Jan 13, 2025): its business and personal bank-statement options are "intended for borrowers with 50% or more self-employment income." [3]
- Angel Oak: borrowers "do not have to own 100% of the business" and can own as little as 25%. [4]
The two-year standard
| Program document | History required |
|---|---|
| Silver Hill program sheet [2] | Self-employed with the same business for at least 2 consecutive years |
| Newfi correspondent matrix [3] | A 2-year history of self-employment required on all loans (full doc and alt doc) |
| Plaza Solutions Non-QM 1 snapshot [1] | The business used to source income must have existed for at least 2 years |
| Angel Oak FAQ [4] | Borrowers "with consistent deposit history and at least two years in the same line of work may qualify" |
Shorter-history options
Some programs consider less than two years:
- Angel Oak lists a "Self-Employed for 1 Year" option with a minimum 720 FICO, up to 80% LTV, and a 2-year history in a similar profession. [4]
- Newfi's matrix says less than two years but more than one can be considered case by case, with strong previous experience, job industry-specific training, and previous work history that supports the lack of self-employment history. [3]
The pattern: a shorter business history is easier to accept when the borrower did the same work before, for example as an employee in the same trade.
How lenders verify the business exists
Plaza accepts any of the following to show the business has existed for 2 years [1]:
- a CPA or tax preparer letter
- a business license
- a business bank statement from 24 or more months before the note date showing activity
- other reasonable evidence of business activity
Silver Hill requires a CPA, accountant or tax preparer letter verifying self-employment and confirmation that the business is currently operating. [2] Newfi's personal-statement option requires third-party documentation that the business operated for the previous two calendar years and that the borrower had ownership for the same period. [3]
Under the federal ability-to-repay rule, employment can be self-employment, and when a creditor relies on employment income it must verify the consumer's current employment status. [5]
Questions to ask at intake
- When did the business start, and when did the borrower take ownership? Two dates, not one.
- What's the ownership percentage, and is it documented?
- What did the borrower do before? Same industry? As an employee?
- Is most of their income from the business? Some programs need 50% or 51%.
- Is the business operating today? Expect the lender to confirm it.
- Has the business changed form (sole proprietor to LLC, new EIN)? Ask the lender how they treat the history across the change.
Common surprises
- A new LLC for an old business. The paperwork says 8 months; the work history says 6 years. Document both.
- Partial owners. A 20% owner may not qualify as self-employed on a program with a 25% minimum.
- Recent ownership changes. History may be measured from when the borrower became an owner.
